General Information

For Those Without Cars
Our properties are in an area which is not served by a good bus service.

Arriving and Departing
In order for your accommodation to be properly prepared it is important you do not arrive before 5 pm and that you depart by 10 am on the day of your arrival/departure.

Ten Day or More Holidays
For guests who wish to book a ten day or more holiday in either Goose or Owl Cottage – a £100.00 good housekeeping deposit will be required – one week before arrival.  This deposit will be returned 1 week after check-out, provided both Cottages are left in the same condition, as they were found.

Spa Facilities
The hot tub and sauna facilities are shared between our 3 cottages. We operate a diary system which is kept in our Information centre – you just pop down the time you wish to use the facilities and this ensures your private use.

PLEASE NOTE that from the 4th October, 2024 to the 28th March, 2025 (excluding Christmas and New Year bookings) there is a charge of £85.00 per week for use of the Spa facilities. For short break bookings the charge is £35.00 each time you book the facilities. Charges are payable during your stay, at the time of request.  Please note that we do not have card payment facilities.

Due to our high standards it is unfortunately not possible for us to have your dogs inside our Cottages. However we are more than happy to have 1 dog by arrangement to stay in our kennel. Our kennel has an indoor sleeping section plus a good sized outdoor run and is close to all Cottages. Of course your dog can be with you in the gardens and grounds, provided he/she is leashed. Charges are £20.00 per dog and should heating be required within the kennel, an additional charge will be made – depending on usage.


Our cottages are suitable for ambulant but less mobile guests. However they are not suitable for guests who are non-ambulatory. If you are unsure, please do contact us.

Linen, Towels
Bed linen is included in all of our properties however bed linen is NOT provided for cots. Towels are available as per the property description. Towels are not to be removed from the property.

Baby Equipment
We have cots, highchairs and baby baths available free of charge. Cot bedding is not provided.

Please note that should guests request full heating 24 hours per day, everyday, a surcharge will be payable at the time of request. As will also apply should guests require full heating during the warmer months.

For the coal stoves – the first full coal scuttle and firelighters are provided free. This, under normal usage, will be sufficient for one week. Refills will be subjected to a charge.

Please, no smoking in any of our properties.

Deep Fat Fryers – our insurance provider asks that these not be used anywhere on Steppes Farm.

A Few General Notes About Your Holiday
May we respectfully remind you that you are coming to stay on a farm in a farming area, it is important you ask about where you may or may not go on and around the farm and its buildings. Please note that there are many animals around and about and you must be vigilant and take care not to startle any livestock.

We would recommend that you bring suitable footwear and clothing.

Steppes Farm is situated very near Bodmin Moor therefore the weather can change very quickly. You are advised to take extra care whilst touring the Moor.

Car Charging – please take your car to a designated charging outlet. Camelford car park has several. Charging a car from an electricity socket fitted within one of our Cottages is dangerous and expressly forbidden by the fire service and our insurance company.  Any resulting damage will be charged directly to the guest concerned. Including the costs of any subsequent guest cancellation fees, should the property have to close whilst repairs are made.

Your Self-Catering Accommodation
Your accommodation will be equipped with crockery, cutlery, cooking utensils, bedding, pillows and towels. Garden furniture, picnic tables, barbecues and games are available.

Booking Conditions

We strongly suggest that our guests consider holiday cancellation insurance with a reputable Insurer.

Bookings are made and accepted only on the following conditions:

Steppes Farm accepts no responsibility for personal injury to Guests and/or his/her invitees (jointly known as ‘the Holidaymakers’), or loss of or damage to their property, or for other matters over which Steppes Farm have no control.

This Agreement is made on the basis that the property is to be occupied by the holidaymakers for a holiday as mentioned in the Housing Act 1988 Schedule 1 Paragraph 9 and the Holidaymakers acknowledge that the tenancy granted by this agreement is not an assured tenancy and that no statutory periodic tenancy will arise when it ends.

Bookings cannot be accepted from persons under 18 years of age. Group bookings of single sex parties are not allowed unless special arrangements are made. Safety deposits may be required.

Any pets you intend to with you should be checked and authorised.

A deposit of 1/3rd of the cost of the holiday (‘deposit’) must accompany the booking request. Deposits/balances/full payments are non-refundable – unless Steppes Farm are unable to accept the booking.  Insurance cover for your holiday should be purchased.  This will enable guests to recover their monies for all reasonable cancellations.

Holiday cancellation insurance for bad (adverse) weather should be considered.

To protect payments, we strongly suggest that our holidaymakers take suitable holiday cancellation insurance that covers them for cancellations that may have to be made. If a holidaymaker chooses not to take adequate insurance, then they must accept responsibility for any loss and owed payments.

No bookings are valid until confirmed by Steppes Farm and at no time will refunds be given.

Once a booking is confirmed, the holidaymaker is responsible for the balance of the cost of the holiday. This shall be paid not later than 49 days before the booking is due to commence.

Steppes Farm reserve the right to re-let any holiday where any monies due are more than 14 days in arrears. However if Steppes Farm are unable to re-let the holiday the holidaymaker will remain liable for the outstanding balance of the cost of the holiday and the deposit.

In the event of the accommodation becoming unavailable (e.g. through fire or illness etc.), Steppes Farm will refund all monies paid or a proportion in the case of curtailment.

A holidaymaker requiring a booking to be altered once the booking has been confirmed will be charged £20.00.

The holidaymakers shall keep the property and all furniture, fixtures, fittings and effects in or on the property in the same state of repair as at the commencement of the holiday and shall leave the property in the same state of cleanliness and general order in which it was found.

The holidaymaker must report and pay to Steppes Farm the cost of any damage or breakages made during their holiday occupancy.

Steppes Farm reserve the right to make a charge where guests have contravened a request for their property to be smoke free – the amount of such a charge should not be more than the cost of the cleaning.

The Holidaymakers right to occupy the property may be forfeited without compensation if –

a. More people or pets than specified at the time of booking and/or the number the property holds, attempt to take up occupation.

b. Overnight guests are entertained without express permission.

c. Any activity is undertaken which may cause unreasonable damage, noise or disturbance.

All prices quoted include VAT where applicable at current rates. Any changes in the rate will be adjusted on arrival.

In the event of there being cause for complaint concerning one of our properties the matter should be raised at once. It is important that your complaint is raised whilst you are still at the property so that an on-the-spot-investigation can be made. If necessary remedial action will be taken.

In no circumstances will compensation be considered for complaints raised after the holiday has ended when the Holidaymakers have denied Steppes Farm the opportunity of investigating the complaint and endeavouring to remedy matters during the holiday.

We have compiled our information as accurately as possible at the time of going to press. However facilities may be altered or withdrawn for reasons outside our control, in which case we cannot accept responsibility.

The holidaymaker must accept minor differences in text/photograph/illustrations.

We cannot accept responsibility should one of our properties not conform to the holidaymaker’s standards. If a facility is particularly important to you, please check with us prior to your booking.

The Booking conditions will apply to all confirmed bookings.

Booking Procedure

It is not necessary for you to have full occupancy in the property you choose, as with self-catering the property price will be the same if there are only 2 people in a property sleeping 4.

On receipt of your booking and deposit we will send confirmation of your booking and details of the balance due. The balance of the cost of your holiday should reach us 8 weeks before the commencement date of your holiday.  You will then receive the full address, directions and other details regarding your holiday cottage.

Bookings made less than 8 weeks before the starting date of the holiday should be accompanied by the full payment. Please allow 14 days to receive your confirmation. Receipts will be provided if required.
